Decks & outdoor timber
Weathered decking and stairs sanded back and oiled, matched to the colour you want.
Repairs & board replacement
Damaged, water-stained or termite-affected boards cut out and replaced, then blended in.
Property managers & commercial
Work orders, key-box access, photos on completion and invoices that reference your job number.
Slip-safe certificates for new builds
Coating systems with a tested slip rating for floors, stairs and landings, with a certificate for your certifier.
Why hire a licensed floor sander
Plenty of people with a hire sander call themselves floor sanders. Here's what you get from a licensed one, and it's what every one of our quotes includes.
A QBCC licence
Floor sanding and finishing is licensed work in Queensland. Licence 15612357 means the work is covered by the QBCC's home warranty scheme and you have somewhere to go if something isn't right.
$20 million public liability
Sanding makes fine dust and polyurethane is flammable while it cures. We carry cover for both. Certificates available on request.
A written scope, not a number
Every quote spells out what's being sanded, whether nails are punched and filled, how many coats, and which product. You can compare it line by line with anyone else's.
Slip-safe certificates for new builds
Building a new home? Certifiers want slip-resistant coatings on stairs and landings. We apply Berger-Seidle CeramicStar, rated P5 to AS 4586 (the highest wet-slip class), and supply a signed certificate with the test report for your certifier.

Sand, fill, coat
Furniture out, then rough sand, punch and fill, fine sand, vacuum, and your chosen coating applied using the recommended system. Two to four days for a typical house.
Move back in
Walk on it in socks the next morning. Most of the coatings we use now reach full cure in around 12 hours, so furniture can go back the following day.
Choosing a finish
Three products do almost every timber floor in Queensland. None is the best; they suit different homes. Not sure? Say so on the quote form and you'll get a recommendation for your timber and how you live.
Sheen is a separate choice: raw (ultra-matt), matt, satin or gloss. Flatter sheens hide dust and small scratches better and are what most people pick now.
| Finish | Looks like | Good for | Trade-off |
|---|---|---|---|
| Water-based polyurethane | Clear. Keeps the timber's natural colour and won't yellow. We use Berger-Seidle AquaSeal CeramicStar, a two-pack commercial system, in ultra-matt, matt or semi-gloss. | Families, tenants and new builds. Low odour, fully usable in 12 hours, very hard-wearing, P5 slip rating. | Less of the warm amber glow some people want. |
| Oil-based polyurethane | Warm, golden. Deepens with age. | Traditional homes and anyone after that classic polished look. | Strong fumes for a few days, longer to dry, yellows over time. |
| Hardwax oil | Natural, matte, feels like bare timber. | Spot repairs without re-sanding. Scandinavian and coastal looks. | Less resistant to water and spills; needs re-oiling every few years. |
